Building Permit & Plan Review

Overview

The City of Manitou Springs contracts with the Pikes Peak Regional Building Department (PPRBD) for enforcement of the International Building Code and building permit services including plan review and inspections.  The Pikes Peak Regional Development Authority was created in 1966 to ensure a unified minimum standard for construction, electrical, plumbing and mechanical work. Today, the PPRBD serves Manitou Springs, Colorado Springs, El Paso County, Fountain, Green Mountain Falls, Monument, and Palmer Lake.

While all building permit related activities are handled by the PPRBD, the City of Manitou Springs Planning Department does require a Property Improvement Permit for work that requires a building permit from PPRBD. A Property Improvement Permit with the City of Manitou Springs must be obtained prior to obtaining a building permit from PPRBD as the Use Tax ID Number needed to issue the building permit with PPRBD is obtained through the City of Manitou Springs' Property Improvement Permit.
